Retirement (90 Day Non-O / 1 Year Extension)
People can apply for a retirement extension if they are 50 years old or above and fulfill the required criteria.
Initial Non-O 90 Day Requirements
15 days left on current stamp
Rental contract or proof of ownership if applicant owns their residence
Copy of Owner’s ID (if rental)
Copy of Owner’s House Book (if rental)
Copy of Owner’s Chanote (if rental)
An up-to-date address registration (TM30)
If using bank balance option for financial proof, money must be deposited for a minimum of 1 day prior to application date (bank documents must be issued by the bank on the same day as application date)
One Year Extension Requirements
Valid Non-O or Non-OA visa without overstay or a valid extension1
An up-to-date address registration (TM30)
If using bank balance option for financial proof, money must be deposited for a minimum of 2 months prior to application date

Bank Balance Option
Minimum of 800,000 Baht in a Thai bank account (in your own name) for a minimum of 1 day (when applying for Non-O) or a minimum of 2 months (when applying for 1 year extension) before the application date2
Signed and stamped bank letter showing the required funds3 (same day for Non-O; maximum 7 days old for 1 year extension)

For the 1 year extension all three papers (bank letter, bank statement and bank book) must have the same balance and are valid for 7 days
Note: After the approval date a minimum of 800,000 Baht must be maintained for at least 3 months and then a minimum of 400,000 Baht for the remainder of the year and then back up to 800,000 Baht for 2 months prior to your next application. This will be checked when you apply for your next extension.

Income Option :
Letter issued within the last 6 months from your embassy verifying a minimum income of 65,000 Baht per month4 (US, UK and Australia do NOT provide this letter, you will have to check with your own embassy)

Copy of last 12 months of transactions in bank book (It is highly recommended to copy all used pages as this is often requested by the officers)
OR
Combination of Bank Account and Income Option (Phuket Specific as of November 2020)
A combination of bank account balance and income can be used if the total (bank balance and income combined) is more than 800,000 Baht for at least 12 months prior to the application date with the following documents:
Letter issued within the last 6 months from your embassy verifying income4 (US, UK and Australia do NOT provide this letter, you will have to check with your own embassy)
Copy of Thai bank book name page
Copy of last 12 months of transactions in bank book (It is highly recommended to copy all used pages as this is often requested by the officers)
Notes: The combination option can be used without the embassy income certificate, but the Thai bank account balance must be a minimum of 400,000 Baht for the whole year. The remaining balance to reach the 800,000 Baht must be proved by transfers from overseas to the Thai bank account monthly with proof of each monthly international transfer. National Pension certificates from the UK, USA or Australia are NOT recognized as income proof WITHOUT a certificate from the respective embassy/consulate. To show proof of overseas transfers you will need to provide a signed and stamped bank letter AND signed and stamped bank statement for the last 12 months AND a copy of the last 12 months of transactions in bank book. If you do not have 12 overseas transfers, you can contact the immigration office to discuss your options.
Medical Insurance (Non-OA Specific)
As of October 2020, medical insurance is required for every retirement extension if it is based on an original Non-OA visa (issued by the Thai Embassy in your home country) following the criteria:

If the Non-OA visa from your home country is issued during or PRIOR to 2017 then health insurance is NOT required for your extension
•
If the Non-OA visa from your home country is issued in 2018 or later but the last entry date is BEFORE October 1, 2019 then health insurance is NOT required for your extension
•
If the Non-OA visa from your home country is issued in 2018 or later but the last entry date is AFTER October 1, 2019 then health insurance IS required for your extension

If you require the health insurance but are not able to obtain it due to age, please discuss this with the immigration officer during application for a possible exemption.
If the retirement extension is based on a 90-day Non-O visa, a conversion from Non-B, or based on marriage, etc, then the health insurance is NOT required for the retirement based extension application.
The extension application can be submitted within the last 45 days (Phuket specific) of the current visa/extension.
If a joint account is used (with marriage certificate) only 50% of balance is used.
Only savings or fixed accounts where the money is accessible at any time are accepted.
Two complete sets of paperwork are required for the initial 90 day Non-O.
One complete set of paperwork is required for the 1 year extension.

3 It is highly recommended to obtain the bank papers on the same day as your application as this may be required by the immigration officer. Balances on the letter and statement must match.
